Do You Need Planning Permission For A House Extension?

Planning permission is the question almost every homeowner asks first. Many extensions in Ireland are classed as exempted development, which means no planning application is needed, but the rules have conditions, and getting them wrong is costly. Here is how it works.

When An Extension Is Usually Exempt

An extension to the rear of a house is generally exempt from planning permission if it does not exceed 40 square metres in floor area. There are conditions attached:

  • You must leave at least 25 square metres of private open space (garden) after the extension is built.
  • The extension must not be higher than the existing house.
  • Boundary and overlooking conditions must be met.

When You Will Need Planning Permission

You will usually need to apply for planning permission if:

  • The rear extension is larger than 40 square metres.
  • You are building a side extension.
  • You are building a two-storey extension. Above ground level, the exempt floor area is capped at 12 square metres for terraced and semi-detached houses, and 20 square metres for detached houses.
  • The property is a protected structure, where any material change needs permission.
